The others are elastic all the way around. The waist measures 28" unstretched and stretches out to 36". The rise is 11.25". The inseam is 26". EXCEPT!! The brown pants measure slightly bigger all around even though they are also size 12P. Waist 31-38". Inseam 27". The only evidemce of wear is very slight at the ankle cuff. See last photo.
