The pattern is UNUSED and UNCUT.  It is in fairly good condition.  The pattern tissue is still in original folds; complete with instruction sheet.   The envelope has a good bit of edge and corner wear from storage, some yellowing and lots of age spots.  The instruction sheet and pattern tissue are in very good condition.  NO smells or mildew. I purchase patterns second-hand at estate sales and thrift stores.  All of my ebay items have been stored in our always-climate-controlled home after purchase, not a garage or basement.    From a smoke-free home.
